Ground Up Construction
Property
49 unit ground up condo development located in El Jobean, Florida
Situation
Developer initiated construction on a multi phase condo development. Due to a lack of presales, the sponsor was unable to secure traditional financing and construction was halted. A $5.5 million loan was provided with approximately $1.2 million funded at the closing and a $4.3 million construction revolver was provided to complete phase one. Upon reaching an acceptable level of sales the loan could be extended to provide for completion of the remaining phases of the project.

Distressed Retail and DPO financing
Property
27,000 sft retail shopping center located in Elmhurst, Illinois
Situation
Provided a first mortgage to refinance a discounted payoff of $6.5 million for a defaulted CMBS loan and private money loan. Lent $4.8 million and the borrower obtained a subordinate mortgage to bridge the shortfall. $300 thousand was held back for potential leasing commissions and tenant improvements.

Purchase of Office Building in Transition
Property
4-story, 47,556 sft class C Office building located in Dallas, Texas.
Situation
Borrower needed to quickly close on an office building acquisition which was to be redeveloped into a multi-branded hotel. The building was approximately 75% occupied. A $3.75 million loan was provided for the acquisition and to bridge financing until the sponsor could complete plans and sign a franchise agreement and close on construction financing.
