The sponsor had a short window to complete the purchase of the property before he would fall out of contract with the seller. CRE Bridge Capital was able to close on a $3 million loan within 2 weeks, which allowed the borrower to complete the real estate acquisition.

SITUATION:

Due to a decline in revenue during Covid, the sponsor triggered a covenant default in their existing CMBS loan. The borrower needed to take out the CMBS loan and pay for necessary capital improvements. CRE Bridge Capital was able to provide a $9 million dollar loan, which allowed the sponsor to pay off their outstanding loan while providing them working capital to improve the property.

The property was identified to have environmental contamination, zoning issues, and a pending imminent domain lawsuit which precluded the sponsor from obtaining traditional financing. The sponsor was under contract to acquire the property for $13 million and CRE Bridge Capital was able to provide a $9 million loan to facilitate the purchase.
