QUICK CLOSE TRANSACTION

ASSET:

  • Two contiguous single-family homes on a combined 18 acres of land in Elwood, IL

SITUATION:​

  • The sponsor had a short window to complete the purchase of the property before he would fall out of contract with the seller. CRE Bridge Capital was able to close on a $3 million loan within 2 weeks, which allowed the borrower to complete the real estate acquisition.

CREDIT IMPAIRED BORROWERS

ASSET:

  • 295-room hotel located near the Chicago O’Hare Airport

SITUATION:

  • Due to a decline in revenue during Covid, the sponsor triggered a covenant default in their existing CMBS loan. The borrower needed to take out the CMBS loan and pay for necessary capital improvements. CRE Bridge Capital was able to provide a $9 million dollar loan, which allowed the sponsor to pay off their outstanding loan while providing them working capital to improve the property.

PROPERTIES IN TRANSITION

ASSET:

  • 43-acre development parcel located in Baltimore, Maryland

SITUATION:

  • The property was identified to have environmental contamination, zoning issues, and a pending imminent domain lawsuit which precluded the sponsor from obtaining traditional financing. The sponsor was under contract to acquire the property for $13 million and CRE Bridge Capital was able to provide a $9 million loan to facilitate the purchase.
